Solo or Accompanied Viewings - It can be hard picking which house to purchase whether it's your first investment property or one of many. With our unique knowledge of the area we are able to assist with viewing properties. Some of our current clients live overseas or in parts of the country that make travel for a single house viewing very difficult. Therefore we offer the option to either accompany you to a viewing or conduct it on your behalf. Many people forget that these purchases are investments and not somewhere you intend to live yourself. As such the criteria for a good investment is different and we don't want people to make the same mistakes we did all those years ago when we first set out! After the viewing a brief written document will be provided covering our observations on the property and surrounding area.

Free Property Appraisal - Want to rent your property out but have no idea what to charge for it? Unsure if property management is right for you? Please get in touch and we will conduct a free property appraisal to give you an idea of what you could charge. We usually meet you at your property (once COVID 19 regulations are over) to discuss how we can help you, assess your property and give you an estimate of what you could expect to rent it for.

Tenant Finder - Fixed fee cost for finding a suitable tenant. Includes photos and advertising on Rightmove and Zoopla as well as various social media outlets. These are the sites that virtually everyone used to find property and the best way to achieve maximum exposure for your property. We will conduct all viewing on your behalf and handle the application forms. We meet EVERY prospective tenant in person to access their suitability and get to know more about what sort of person they are. We never rely solely on an application form. Background and credit checks are completed to comply with all regulations, deposit protection schemes are set up and contracts completed on your behalf. 

Property Management - We believe we offer the most competitive fee on the market with no hidden charges and a more personal approach to looking after your property. We charge 10%, which includes VAT, per month. We conduct property checks every 3 months whereas most other companies will either not do this at all or charge you extra if you request a visit. We will handle all emergency calls from the tenant and deal with general maintenance or issues. Our phones are on 24 hours a day!! A tenant (or landlord) can call or text no matter what day or time it is and expect the matter to be dealt with. We don't believe in managing a property but only doing it 9-5pm Monday to Friday! All rent is still paid directly to the Landlord but we can handle all paperwork such as rent increases, notices etc. Please feel free to get in touch to discuss your requirements.    

Area Introduction - This is a unique service that we offer to people who are looking to buy in the area. It doesn't matter if this is your first property or if you already have a portfolio. It is useful for people who don't live in the area and may not be familiar with how the streets vary from one to the next in rental suitability. Even local people have been surprised at the unique insight we have, particularly around Colne.

We will meet in person (after COVID 19 regulations are relaxed) to discuss the areas you are interested in purchasing. Show you where our properties are located and the reasons why we bought there. You'll be given a map and a guide showing the best places to purchase and we will explain why our knowledge of the area gives us an advantage in this market. This usually take between 1-2 hours and you will be shown examples of good and bad streets to invest in.

After this we will remain in contact with you to help guide you through and will accompany you to up to 4 property viewings. Our aim is to make sure you purchase the best property you can in an area that is suitable for renting. Buying to Renting - A complete package that starts with the area introduction. We will then market your property to find a tenant and after they have moved in will manage your rental for you (usual 10% monthly management fee will apply).
